About the Location

 

Welcome to BIG4 Ingenia Holidays Inverloch. You’ll find us located on Anderson Inlet, close to nearby natural attractions of Phillip Island and Wilson’s Promontory, a short 90 minutes’ drive from Melbourne’s CBD. Accommodation comes in all shapes and sizes from caravan and camping to cabins and luxury villas. No matter which option you choose, you’ll have access to the park’s resort features which include everything from an indoor heated pool, BBQ to playground facilities to name a few. Spend your days exploring the seaside village of Inverloch, which is nestled at the mouth of Anderson Inlet, a protected bay where the Tarwin River enters the Bass Strait.

 

About the Role

 

We are looking for a Grounds and Maintenance Officer/Caretaker to attend to repairs and maintenance issues and maintain the appearance of the site. Working unsupervised, you will be highly motivated and capable of providing a high level of customer service.

 

This is a permanent full-time role.

 

Grounds and Maintenance

  • Maintain to a high standard the public open space areas as indicated on the site plan
  • Ensure that all works carried out by contractors are completed to a quality standard and per instructions
  • Maintain garden beds including pruning, weeding, fertilising, replanting, mulching, and hedging as required
  • Mow and edge areas as indicated on the site plan or as directed by your Manager
  • Provide advice to your Manager on replacement plants which must comply with the site’s overall strategy to provide water tolerant, low maintenance and aesthetic outcomes
  • Spray for all weeds and pests when required to common areas
  • Manage the site budget allocated to grounds and maintenance and ensure remain within budget
  • Maintenance and general repairs in relation to guest and resident accommodation as logged through the site maintenance reporting system
  • Regular checks, maintenance and repairs to all open space areas as required
  • Respond and assess permanent resident queries and escalate to relevant trades if required
  • Advise your manager of any significant financial pressure put on the site as a result of budgetary limitations
  • Collect rubbish bins from around the site for disposal
  • Clean and maintain the pool and pool area in accordance with procedures (if applicable)
  • Arrange and administer all repairs and/or maintenance to tools and equipment
  • Ensure there is a maintenance register in place to record equipment servicing and repairs
  • Assist in the security of the grounds when on duty
  • Report any issues relating to grounds and maintenance to your Manager
  • At all times exercise and maintain the highest respect for the residents, guests and employees

Key Accountabilities - Caretaker

Site Operations

  • Direct guest check-in and check-out following correct procedures
  • Make direct walk-in reservations ensuring all bookings adhere to payment and cancellation policies
  • Ensure a high level of customer service is always maintained
  • Take cash, credit card and debit card payments when necessary
  • Assist guests with all questions and reasonable requests
  • Greet, register, and assign rooms to guests
  • Make and confirm reservations
  • Contact housekeeping or maintenance when residents/guests report problems
  • Advise housekeeping staff when rooms have been vacated and are ready for cleaning
  • Use of computer programmes to maintain databases in relation to guests and residents
  • Ensure that guests/residents are informed of additional activities, events, higher end products etc.
  • Attend to matters outside of office including but not limited to noise complaints, supplying linen, washing tokens, change for games room, replacing light bulbs/heaters/kettles, electricity faults/safety switches and key to BBQ
  • Cleaning of cabins as required
  • Cleaning of tourist amenities including campers, kitchen, laundry, pool, and BBQs (if applicable)
  • Locking up of cabins, common areas and gates once vacated
  • Attend to pool area after hours (if applicable)
  • Carry out routine walk around and perimeter checks to ensure all guests are abiding by park rules
  • Assist with setting up of kids’ activities and park entertainment (if applicable)
  • Conduct grounds and maintenance duties when directed by Park or Community Manager
  • Take responsibility for the night phone when on call and not rostered on, acting as the first point of contact when the office is closed
  • Perform overnight stays to provide prompt check in assistance to guests outside of ordinary business operating hours
  • Any other duties as assigned by management
